This agreement confirms that you intend to purchase the property through the Flipova platform and agree to the reservation process. By proceeding, you reserve the property exclusively for 21 days for viewing and may proceed with the full purchase within that period.

Upon payment of the 12 reservation fee, the property becomes legally reserved for you and the Seller agrees not to sell or reserve the property to any other buyer during this time.

Flipova will provide a signed copy of this Agreement to both Buyer and Seller via email upon payment confirmation.

Flipova is a property marketplace connecting buyers and sellers, operating as part of Rentova Properties Ltd, registered in England & Wales. By continuing, you acknowledge that Flipova acts solely as a facilitator and does not manage the full property sale transaction, provide legal advice, or conveyancing services.

The full property price (100%) must be paid directly from the Buyer to the Seller outside of Flipova, typically through your respective solicitors. This Agreement is governed by the laws of England and Wales.

You agree to pay a 12% reservation fee of the listed property price through Flipova. This fee represents the platform commission for legally securing the property reservation on your behalf.

• The 12% fee is non-refundable if you cancel or fail to complete the purchase after payment.
• If the Seller cancels after your payment, Flipova will refund your 12% fee in full.
• The Seller will be charged a £100 cancellation fee and their listings locked until it is paid.
